For years, Oak Bay has been home to the Capital Regional DistrictB´ÎÔª¹ÙÍøÍøÖ·™s (CRD) most expensive properties.
While this still holds true to some extent, one property outside the coastal municipality has edged its way to the top of this year's list. Here are the five highest-assessed properties in the CRD, based on newly released numbers from BC Assessment.
1. 3160 Humber Rd., Oak Bay - $17.3 million
Ranking fourth overall on the Island as the most expansive property, the waterfront residence sits on 1.87 acres. Built in 1996, the house has five bedrooms and seven bathrooms. As of 2025, the property's assessed value sits at $17.3 million.
2. 8408 Lawrence Rd., Central Saanich - $14.1 million
The highest assessed residence on the Saanich Peninsula and the second-highest in the CRD is a 13,000-square-foot waterfront home in Central Saanich. Valued at $14.1 million, the property was last sold in 2022 for $22.75 million, despite its previous assessment of $11.4 million.
3. 3175 Beach Dr., Oak Bay - $13.5 million
Located a few hundred metres from the number one position, another Oak Bay residence makes it to the top of this year's list. The beachfront dwelling, located at 3175 Beach Dr., is valued at $13,5 million.
4. 3150 Rutland Rd., Oak Bay - $13.4 million
Spanning 2.24 acres and featuring nearly 700 feet of private waterfront, a secluded beach, and three islets offering seasonal moorage, Oak Bay's 3150 Rutland Rd. ranks fourth with an assessed value of $13.4 million.
5. 3125 Beach Dr., Oak Bay - $13.3 million
This yearB´ÎÔª¹ÙÍøÍøÖ·™s top-five list finishes with yet another Oak Bay property, located at 3125 Beach Dr. Nicknamed the Eagles Nest, this luxurious $13.3-million waterfront estate, designed in 1929, sits on a 2.3-acre land.
