HOMEFINDER: Renters face a competitive market

Finding a rental home especially challenging for pet owners and families

An ad from a classified site reads: B次元官网网址淚 am looking for a rental with (sic) immediate possession as my daughter and I have been staying in a tent for three days now.B次元官网网址 It goes on to state the person posting the ad has excellent references and a stable income.

The ad is perhaps an extreme indicator of the desperate Victoria rental market where the vacancy rate has effectively become zero (itB次元官网网址檚 estimated at 0.6 per cent), but according to Kaye Melliship of the Greater Victoria Housing Society (GVHS), the adB次元官网网址檚 desperate tone is not an aberration in todayB次元官网网址檚 market.

B次元官网网址淲ith a zero per cent vacancy rate, itB次元官网网址檚 a hot and unfriendly market out there right now. Everyone is aware of the situation but thereB次元官网网址檚 very little advice I can offer to anyone looking for accommodations. WeB次元官网网址檙e doing our best to add more rental units to the market but itB次元官网网址檚 a long process and itB次元官网网址檚 not going to happen overnight,B次元官网网址 said Melliship.

The GVHS is a non-profit society dedicated to providing affordable, stable housing in the City of Victoria. It currently owns 16 properties with 765 rental units B次元官网网址 all of them occupied.

Other non-profits, like the Pacifica Housing Advisory Association, have also seen the impact of the tight rental market. Pacifica is an organization operating 850 units with another 108 currently under construction, and expected to come available in December.

Dean Fortin, PacificaB次元官网网址檚 executive director, remains optimistic that solutions to the rental crisis can be found, but acknowledges that his organization has a waiting list of 1,500 individuals looking for affordable housing.

For Julius Gusman and his partner Devie, the search for rental accommodations was a six-week ordeal during which they spent several hours a day scouring rental ads and attending viewings and interviews with prospective landlords.

B次元官网网址淚t was very frustrating at times,B次元官网网址 said Gusman, who moved to Victoria from Courtenay to take advantage of job opportunities as a carpenter. B次元官网网址淲e would respond to an ad that had been posted 25 minutes earlier only to be told there were already 16 people signed up to view the property.B次元官网网址

He added the viewing and interview process was often a B次元官网网址渃attle callB次元官网网址 where up to 30 other prospective tenants were herded through a property and found themselves competing for consideration as tenants.

B次元官网网址淚t really is a competition where landlords are asking for bank statements, references, credit checks, and even the make and model of your car,B次元官网网址 said Gusman. He and his partner had sold their own home to move to Victoria and, as a result, didnB次元官网网址檛 have previous rental references, a situation that disqualified them from consideration in several instances.

Other factors, such as family makeup can have a serious impact in a search for housing.

Pets or large families also tend to have a chilling effect on qualifying for a rental property, according to Melliship. Both she and Fortin said their organizations exist in an effort to bring affordable housing to Victoria, but both acknowledge that there are no quick fix solutions.

Gusman and his partner managed to find accommodations in an older property near downtown. B次元官网网址淲e found it through word of mouth,B次元官网网址 he said. B次元官网网址淎 friend of a friend was moving out of a place and recommended us to his landlord. I met the gentleman before he had even advertised the vacancy and managed to get the place. I think that it might have been the only way we were ever going to get a place to live.B次元官网网址

Q: Is it better to rent or buy?

When you rent a home, you are essentially paying off someone elseB次元官网网址檚 mortgage when we could be paying off your own. But if you canB次元官网网址檛 afford the down payment or higher monthly payments, then renting might be for you, at least for now.

If youB次元官网网址檙e still on the fence about whether to rent or buy, here are five factors to consider:

1. You get evicted. With rent increasing and local vacancies at less than 1 per cent, itB次元官网网址檚 hard to find nice places to rent.

2. Your rent is increased. Either you have to pay more, move further away from your chosen neighbourhood, or find a smaller place.

3. You rent long term, but eventually retire and canB次元官网网址檛 afford rent on your pension.

4. Even if you can pay into retirement, you have no home to sell to pay for care home or other bills late in life.

5. Some people like to leave their homes to future generations to give them a leg up in the housing market. You canB次元官网网址檛 do that with a rental unit.

While buying a home can be very expensive and limiting, it does have lots of benefits later in life.

In the meantime, if you canB次元官网网址檛 afford to buy in your ideal neighbourhood, consider purchasing a home somewhere affordable. You could always rent that property out.
